Intercom Lift Integration — Floor Restriction & Visitor Access
In a 30-storey tower, the lift is the second front door. Visitor calls should only allow access to the resident's floor. Tradies should only access service levels. Cleaners should only access the floors they clean. Lift integration makes this enforceable.
What's included
- Floor restriction by credentialEach resident credential (RFID, app, PIN) authorises only the resident's home floor and common levels (lobby, basement, pool, gym).
- Visitor floor restrictionWhen a resident accepts a visitor call, the lift system enables only that resident's floor for that visitor for a defined window.
- Compatible lift brandsWe integrate with KONE, Otis, Schindler, Thyssenkrupp, and most major Australian lift manufacturers via destination control or relay-based interfaces.
- Service & contractor accessTime-limited contractor codes that allow access to service floors only. Audit-trailed, expirable, no rekeying.
- Emergency overrideFire-mode and emergency override always restore full lift access — life safety always overrides credential restriction.
Built for buildings, not just doorbells.
Generalist installers do houses. We do towers. Every quote, every install, every service contract is built around how apartment buildings actually work.
High-rise specialism
We design only for apartments, mixed-use towers, and strata-managed buildings. We know the wiring, the riser cupboards, the lift integrations, the BMS handshakes.
4-hour response SLA
Maintenance contract holders get same-business-day attendance for critical faults. No "we'll get to it next week" — your residents are at the door.
Akuvox specialist depth
We install Akuvox exclusively — R20A-2, X912S, S563, EC33, X915 series. Specialist depth beats multi-brand breadth: deeper certifications, faster installs, predictable parts.
Smartphone-first design
Every system we install supports resident smartphone access — answer the door from work, the gym, or holiday. No more handsets that go obsolete in 5 years.
Strata-ready paperwork
Certificates of Currency, scope-of-works docs, AGM-ready quotes. We arrive at your committee meeting with paperwork your strata manager can sign.
Tenant turnover service
Productised reprogramming as residents change. Annual contracts so you don't get a $400 bill every time someone moves in.

Read moreHow floor restriction by credential actually works
Lift integration with intercom is one of the highest-value features of modern apartment-building intercom systems. The honest framing: most residents don't realise their lift integration is intercom-controlled until it stops working. Then they realise it's saving them keys, fobs, and confusion every day.
The three lift integration architectures
Architecture 1 — dry contact (simplest, most compatible)
Akuvox R29S sends a dry-contact signal (relay open/close) to the lift control panel when a credential is validated at the entrance. The lift opens for the floor associated with that credential. Works with virtually any lift — KONE, Otis, ThyssenKrupp, Schindler, Mitsubishi. Limitation: only one floor per signal, doesn't support multi-floor credentials.
Architecture 2 — IP relay (flexible)
Akuvox cloud sends an IP-relay command to a smart relay module on the lift bus. Supports multi-floor credentials (e.g. resident has access to their floor + basement + rooftop). Requires lift control panel to support IP integration (most KONE Polaris, Otis Compass 360, Schindler MyPort already do).
Architecture 3 — destination control / COP overlay (premium)
For premium high-rises with destination control elevators (KONE Polaris, Schindler PORT, ThyssenKrupp Agile), the intercom integrates with the destination dispatcher. Resident's credential automatically dispatches the optimal lift car. Highest-cost integration, used in premium hotel-style apartments and commercial high-rises.
Lift brand compatibility notes
- KONE — KONE Polaris and KONE Access integrate cleanly via IP relay or dry contact. KONE Care service contracts are a separate relationship from Intercom Solutions; we coordinate but don't replace KONE's role.
- Otis — Otis Compass 360 and Otis One both support IP integration. Older Otis Elevonic 411 lifts work via dry contact only.
- ThyssenKrupp — Agile destination control and TAC32 conventional both integrate. The TKE service-provider relationship is parallel to ours.
- Schindler — MyPort and Schindler 5500 both integrate. PORT systems require licensed Schindler service for changes; we provide the intercom side.
- Mitsubishi — Most Mitsubishi conventional lifts integrate via dry contact. Mitsubishi M-Series destination control requires Mitsubishi engineering review.
Modernisation vs legacy lift compatibility
If your apartment building's lift is 20+ years old, dry-contact integration is the realistic option. The lift control panel may need a small upgrade to expose the relay terminals — usually a 4-hour electrician job coordinated with the lift contractor. We don't quote on the lift side; we quote the intercom side and coordinate.
Commissioning and handover testing
After lift integration is installed we perform documented commissioning testing:
- Credential A → opens to floor 5 only (test 5 times, log result)
- Credential B → opens to floor 12 only (test 5 times, log result)
- Invalid credential → no lift response (test 5 times, log result)
- Emergency bypass → strata-defined override credential works (test 3 times)
- Fire-mode override → integration releases to fire-mode floor restriction (test 1 time per fire safety code)
We provide signed commissioning report for the body corporate's strata search documentation and fire safety records.
Strata approval and liability considerations
Lift integration changes affect building fire safety compliance. We work with the body corporate's fire safety consultant and lift contractor on documentation. Most body corporates need to approve the integration at AGM or via committee resolution. We provide AGM-ready proposal documentation including scope, cost, fire safety implications, and commissioning test plan.
Common lift-integration use cases we install for
- Standard apartment building: resident credential opens lift to their floor only. Visitors must be buzzed in by residents — visitor lift access via temporary credential.
- Multi-zone building: residential floors restricted to residents, commercial floors restricted to commercial tenants, basement carpark restricted to carpark-permit holders.
- Hotel-style apartment building: short-stay guests get day-limited credentials valid only for their booked floor.
- Mixed body corporate + commercial: residential floors locked from commercial tenants and vice versa; common areas accessible to both.
- Premium residential: residents get access to their floor + amenities floor + carpark; concierge can release access to other floors temporarily.
Why integration must be done at install time, not retrofitted
Retrofitting lift integration to an existing apartment-building intercom is typically 60-80% the cost of a fresh integration — because the cabling, relay, and commissioning testing has to happen regardless. We strongly recommend buildings doing intercom modernisation do lift integration at the same time, not as a separate later project. The body corporate spends less and the resident experience is materially better.
